Do: Use Staging

Remember: most of your potential home buyers will first discover your home for sale while searching on the internet. To help you sell your home as quickly as possible, invest in staging to make not only your home’s online photos look as attractive as possible but also the in-person home showings as well.

Don’t: Stage a Messy Room

No matter your situation, avoid uploading pictures of a room that is messy. Staging can be an investment not available to every home seller, but at the very least you can afford to spend some time cleaning the home and making it presentable. Potential home buyers do not want to envision themselves living in a messy home and surely do not want to walk through one.

Do: Be Up to Date

When selecting online listing photos of your home think about focusing first on the current season. For example, if you are trying to sell your home in the winter, think about some nice exterior seasonal shots of the snow matched with a warm, cozy fireplace shot or two. However, you should also include photos of your home in the other seasons so potential home buyers can see how the home looks in the other three seasons of the year as well.

Don’t: Emphasize the Holiday Decorations

This is different from the above tip of focusing on the current season, as specific holiday photos can be potential turn-offs for those potential home buyers who do not celebrate the holiday you are showcasing.

Don’t: Show Off Your Pets

Your home’s portfolio of online listing photos is not about you! The purpose is to show off your home’s best qualities in order to help potential home buyers see themselves living there. Your pets should not have a role in this; and besides, if they are not included with the house you should not advertise them!
